Samty Asia Investments Pte. Ltd. (Location: Singapore, hereinafter referred to as “SAI”) has collaborated with Pallas Group Pty. Limited (Location: Sydney, Australia, hereinafter referred to as “Pallas Group”) to acquire a preferred equity stake in the “Bronte Collection”, a luxury housing development in the eastern suburbs of Sydney, currently under development by Fortis, Pallas Group’s development arm. This represents SAI’s first investment in the Australian market and marks our commitment to expanding into Oceania in the years to come.
The project consists of 9 houses in the Bronte area, one of the most coveted residential enclaves in the Eastern Suburbs region of Sydney, known for its proximity to Bronte Beach and the surrounding bays and beaches. Residents would not only enjoy unhindered access to the culture and lifestyle surrounding the nearby beaches, including the famous Bondi Beach, each house has been specially designed to allow for the beautiful views of Bronte Beach and the sea.


Rationale and Overview of Project
The project consists of 9 houses with separate Torrens titles, covering a land area of 2,420 square meters of land. The houses have been designed to a luxury standard representative of the highly coveted eastern suburb location. The project is located at 122-128 Hewlett Street, between nearby Bronte Beach and Tamarama Beach. Residents will have access to Bronte Beach, just 190m away, as well as shopping facilities via Bondi Junction Westfield’s Shopping Centre, which is about 10 minutes away by car.
The project leverages not only on the premium and highly sought-after location of the property, but also on the changing demographics and housing market conditions in Australia. The rising amount of high net-worth and ultra-high net-worth individuals in Australia, which is slated to continue to increase over the coming years, combined with homeowners from mature homeowners seeking to “right size” their homes, which in the eastern suburbs region can fetch valuations well north of A$20 million, creates a unique situation of increased demand for high quality, new development projects like these offerings that Pallas Group is bringing forward through their Fortis brand. This demand from multiple sources is contrasted by the highly exclusive and sought after nature of the location, with few willing sellers, and even fewer off-the-plan new development projects leading to severely constrained supply.
SAI has opted to acquire a preferred equity stake in the project to capitalize on these strong demand and supply forces. The project was successfully launched in February 2024, and is expected to be fully completed by September 2025. Demolition works and subsequent construction is scheduled to begin in March 2024, and the project is already seeing healthy interest from potential buyers.
SAI has identified the Australian market as a developed market which continues to possess healthy growth potential, and as a result, a key target market for SAI and Samty Group. Through collaborating with Pallas Group, SAI hopes not only to deepen our knowledge and understanding of the vibrant Australian market, but also to build a strong relationship with Pallas Group and draw upon their expertise to lay the foundation for our continued expansion in Australia.
